Residential Realtors take a one week’s rent holding deposit from the tenant(s) to reserve a property while reference checks and preparation for a tenancy agreement are carried out. Your holding deposit does not create a tenancy; this is only created once all parties have signed the tenancy agreement.
If the landlord formally rejects your maximum offer or withdraws the property from the market for any reason other than those below, your holding deposit will be returned to you within 24 hours. Your holding deposit confirms your commitment to rent the property. It is accepted that your holding deposit will be non-refundable should at least one of the following happen:

Once your offer is accepted, your holding deposit will be used as the first payment towards your first month’s rent.
References. Before the tenancy is offered you must satisfy our minimum creditworthiness requirements: we verify credit, income, previous landlord and bank statements. Applicants’ and/or guarantors’ income must be at least three times the annual rent over the tenancy, with no county court judgements. Any offer of a tenancy is subject to satisfactory references. You must supply proof/visa confirming your right to rent in the UK.
Deadline for agreement. Most tenancies are concluded within 5–14 days of your holding deposit being received. Because of circumstances outside our control (for example reference response times or international transfers), you agree the deadline for agreement can be up to 28 days.
